We are property managers, not just lettings. Does the site handle ongoing compliance?

Yes — the compliance calendar at the heart of this page is the answer. Each managed property has a record on the site with the dates of the last Gas Safety, EICR, EPC and the running counter on smoke / CO alarms. Reminders fire to the landlord and your team well before each expiry. Maintenance requests from tenants flow into the same record so the property has a single timeline rather than three.

How does the deposit-protection scheme integration work?

The site collects the deposit details at tenancy start and pushes the protection through to whichever UK approved scheme you use (TDS, DPS, mydeposits). Within the legal 30-day window the prescribed information is generated and served to the tenant by email, with a copy stored on both the tenant’s and the landlord’s account on the site. End-of-tenancy release flows back through the same path.

What does the site do for Right-to-Rent at application?

At application stage the prospective tenant uploads documentation (passport, BRP, share code) into a guided flow. The site captures the evidence, generates the date-of-check audit log and stores it with the application. For time-limited visa holders the site automatically calendars the follow-up re-check before the visa expires — the bit that most agencies miss until the Home Office asks.

Yes. We have built variants of the lettings flow for portfolios in the hundreds — the architecture is a real Postgres database, not a Wix workspace. The build-week shape is the same, but multi-portfolio onboarding (importing existing tenancy data, certificates, deposit references) typically adds 5–10 working days at the start before the site goes live.

We are on Reapit / Alto / Jupix — is the site instead of the CRM or alongside it?

Alongside. Your CRM stays the system of record for the tenancy book and the accounting; the site sits on top to handle the public-facing flows (listings, applications, viewings) and the landlord / tenant portals. We pull from the CRM via its property and tenancy feed, and we push application data back. We confirm the integration shape with you on the brief call.

What about Section 21 / Section 8 / possession notices?

The site can generate prescribed-form Section 21 and Section 8 notices and serve them with audit-grade timestamps, but it does not replace your legal sign-off — we deliberately keep the human in the loop on possession because the consequences of a procedurally-faulty notice are serious. The site does the paperwork and remembers the dates; your team approves the send.
